Located in the Eastern Suburbs of Sydney the existing four storey, free standing home was demolished with the exception of just a few remaining walls. This project was classified as alterations and additions with a new four storey beach side residence completed. This home was comprised of a concrete and masonry basement and Ground floor with a lightweight timber framed and cladded structure for the Levels one and two.

With this being a tight site, the architect played with the light through the building by installing a series of glass skylights and trafficable glass floors to introduce light from level two to the ground floor. With Aluminium windows installed to withstand the harsh coastal environment, these windows and doors were meticulously trimmed with timber detailing and trims to give the project a real coastal feel.

Timber dowels, a Signature detail of the Architects Walter Barda Design, line the staircase with a 200mm diameter dowel the spine of the three storey staircase. To a company the use of timber throughout the house Black butt quarter sawn timber was the key feature of the kitchen which is the centre piece to the house. Fluted glass doors with hand painted timber framed panels also featured in this kitchen.

This Projected was completed on time and had a construction time of 12 months.

A lot of detailing decision were mader during construction and BAU could not have been more helpful in their response and appoach often suggesting a method of delivery that surpassed expectations and was cost effective for the client.

As project achitect I attended site weekly and always found the workplace neat tidy and being run in an efficient orderly fashion.

BAU Group operate an efficient office administration, this is clearly evident in their progress payment certificates that include a concise variation register, invoice break down summary page by category and supported by actual invoices.

All sub contractors were well supervised and completed their work to the high standard Walter Barda Design expected from BAU Group.

As a builder Walter Barda Design is extremely happy with the competency of BAU Group both in the execution of their work and in their office administration. Director David Schubert is always contactable, attends site meetings and would be avaiable at short notice to attend meetings at our office.
